Short answer: as of 7 October 2026, the Indore Development Authority (IDA) has four property sales open, with bid deadlines between 12 and 19 October. The most watched is Scheme 78 Aranya: five residential plots of 137 to 233 sq m, sold by online tender-cum-auction, with the live e-auction on 30 October 2026.
Every few weeks IDA lists plots, flats and row-houses, and the notices are easy to miss because they sit on the Authority’s own site as PDFs. Below is what is open now, taken from IDA’s Sale of Property page and the Scheme 78 notice, read on 7 October 2026.
Which IDA property sales are open right now?
| Adv. no. | Adv. date | Submission deadline | Scheme | What is on sale |
|---|---|---|---|---|
| 172 | 16 Sep 2026 | 12 Oct 2026 | 103 | Palash residential flats |
| 171 | 15 Sep 2026 | 14 Oct 2026 | 134 | Residential model row-house |
| 170 | 15 Sep 2026 | 12 Oct 2026 | 78 | Aranya residential-use plots |
| 157-158-159 | 8 Sep 2026 | 19 Oct 2026 | 136 | Flats, online lottery |
Deadlines move, and IDA sometimes extends them, so confirm on the official page before you pay anything.
What are the Scheme 78 Aranya plots, and what do they cost?
Advertisement no. 170 offers five plots on general-category, landowner-rights terms, each at its minimum rate or higher. Sq ft and per-sq-ft figures below are my conversions, not figures printed in the notice.
| Plot | Area (sq m) | Area (sq ft, approx.) | Min rate (₹/sq m) | Min rate (₹/sq ft, approx.) | Reserve value (₹ crore, approx.) | Earnest money (₹ lakh) |
|---|---|---|---|---|---|---|
| 14 | 226.92 | 2,443 | 1,75,000 | 16,258 | 3.97 | 19.85 |
| 15 (corner) | 233.43 | 2,513 | 2,00,000 | 18,581 | 4.67 | 23.34 |
| 42 (corner) | 137.16 | 1,476 | 2,00,000 | 18,581 | 2.74 | 13.71 |
| 54 (corner) | 183.69 | 1,977 | 2,25,000 | 20,903 | 4.13 | 20.66 |
| 55 (corner) | 164.70 | 1,773 | 2,25,000 | 20,903 | 3.71 | 18.52 |
Earnest money works out to about 5% of the reserve value. That is my arithmetic; the notice only lists the amounts.

How do these rates compare with Super Corridor plots?
The Scheme 78 reserve rates are roughly 4.3 to 5.5 times the median asking rate for Super Corridor plot listings, which I read at ₹3,800 per sq ft on 99acres on 20 September 2026. Treat that as context only. Aranya is a different micro-market, these are mostly corner plots in an Authority scheme, and a reserve rate is a floor for bidding while a listing is an asking price. The two are not like-for-like.
What the gap does show is that buyers choose between very different products. A bid on an Authority plot means a competitive process, larger upfront earnest money and a fixed timetable. A private township plot means a negotiated price, a RERA project page and a registry on your schedule. A note on the Scheme 151 Super Corridor auction
An aggregator, eauctionsindia.com, quotes IDA Notification no. 129 dated 17 August 2026 for a Scheme 151 Super Corridor auction of 25 lots, with a live e-auction listed for 5 to 9 October 2026. I could not find this notice on IDA’s current live list, and the aggregator’s printed area has an obvious typo, so I am not quoting areas or per-lot figures. Check the original notice before relying on it.
Checklist before you bid on an IDA plot
- Download the full notice from IDA’s site and read the terms, not just the table.
- Check that your digital signature and MP Tenders registration are active well before 12 October.
- Arrange earnest money for online payment and keep proof of payment.
- Confirm the plot position, access road and any encumbrance on site.
- Plan for registration after allotment; here is the registration process in Indore.
Frequently asked questions
When is the IDA Scheme 78 Aranya plot auction?
The live e-auction for the five Aranya plots is scheduled for 30 October 2026, 11:30 am to 2:30 pm, on MP Tenders. The last date to bid is 12 October 2026, 6:00 pm, and technical bids open on 14 October 2026.
Where do I bid for IDA plots?
Bids are placed online on the MP Tenders portal (mptenders.gov.in) under e-tender number 2026_DTCP_536185_1. Earnest money is paid online by card, net banking or RTGS. The authority may accept or reject any bid.
What is the minimum rate for the Scheme 78 plots?
Minimum rates run from ₹1,75,000 to ₹2,25,000 per sq m depending on the plot, which works out to roughly ₹16,300 to ₹20,900 per sq ft by my conversion (1 sq m = 10.7639 sq ft).
Is an IDA auction plot the same as a private township plot?
No. These are individual plots in an Authority scheme, sold at a reserve rate through competitive bidding. A private plotted township sells at a fixed asking price, so compare them with care. For the private-market side, see best plots in Super Corridor.
